30-Story Flagler Residences At 513- 517 NE 6th Street In Fort Lauderdale to rise.

SB Architects of Coral Gables has proposed a 30-story mixed-use skyscraper for 513-517 Northeast 6th Street in Flagler Heights, Fort Lauderdale, according to renderings. Flagler Sixth, LLC, led by developers Steven W. Hudson and Charles B. Ladd Jr., revealed the proposal in a site plan application filed with the Development Review Committee. The 330-foot-tall structure will have 628,978 square feet of new construction, 320 residential apartments, 29,607 square feet of commercial space, and 447 on-site and 66 off-site parking spaces. The landscape architect is Architectural Alliance Landscape, while the civil engineer is Sun-Tech Engineering, Inc.

Between Northeast 5th Terrace to the east and Northeast 5th Avenue to the west, the property is primarily located along Northeast 6th Street, also known as Sistrunk Boulevard, which is bordered on the northern side by Northeast 7th Street. The inside lot is 67,593 square feet, or 1.55 acres, and is close to Holiday Park and the Brightline train station at 101 Northwest 2nd Avenue in Fort Lauderdale.

The design incorporates high-quality materials throughout the structure, beginning with substantial storefront glass, coral stone cladding, and aluminum awnings on the ground floor. The podium’s upper floors have brown metal louver screens above coral stone precast moldings and perimeter walls clad in scored stucco with perforated metal panels sealing in the windows. The parking structure, which extends from floors 2 to 6, is fully hidden from view. The tower part is a kaleidoscope of angles and curves totally encased in opaq glass curtainwalls. This is a significant departure from the normal tower design in Fort Lauderdale, which is frequently boxier and stucco-clad.

The floor plans have not been released, but units will start at 550 square feet and will average 870 square feet in size. It’s very likely that studio apartments will be available in two-bedroom configurations. A manicured pool deck on the 7th floor above the podium and the 16th floor are among the residential facilities. A game area, library, demonstration kitchen, and an expansive open terrace will be available to residents.

The DRC reviewed the Flagler Residences site plan on January 25, 2022, and it is now awaiting approval.

Homes range from studios to multi-bedroom layout plans, comprising both apartments and townhomes. Layout plans start at 450 square feet, and 45 of those units are set aside as affordable housing. People who don’t make more than 100 percent of the area median income qualify.Residents will enjoy the six-story parking garage that will include about 500 spots.

The garage requires more than 600,000 square feet of new construction. In addition to the residential space, plans are underway for 17,000 square feet of commercial space.CRA Revitalize Fort Lauderdale notes that West Village’s name may be changed to “The Adderley” in honor of a teacher who taught at Dillard High School in the 1940s and 1950s.Construction on the endeavor is expected to finish in 2024.
