We looked at it inside and out. Scoped the plumbing, looked specifically at the electrical, roof and openings around the house. All the major items that impact your insurance costs. Plus knowing how much deferred maintenance that could exist on a property.
All the openings were covered (impact/shudder etc.) The roof was 1 year old – yay. The electrical only had 1 long piece of cloth wiring which will be $1500 to do. Panel was within code. The cast iron was clean underneath. Without those items the insurance on this house is 10k a year, could even be 12.
This property makes $350/400 a night in season.
