I’m very happy to announce that I have leased space at Marina Village to YIP which is a dim sum food hall concept founded on handcrafting dumplings from scratch every morning. I used to drive 45 min just to go to Wynwood just to eat that delicious orange chicken. Now I am proud that I am taking them to Fort Lauderdale. Use a commercial real estate agent to find a restaurant space
When searching for a restaurant space it is ideal to use a commercial real estate agent. A commercial real estate agent specializes in this particular space whereas a residential real estate agent may not have the tools or the network necessary to get the job done. Many realtors use the MLS which is the multiple listing service to search for spaces. The problem with that is most commercial real estate agents do not use the MLS primarily. They use COSTAR which is around five hundred dollars a month. That fee is enough to weed out most residential realtors and then they do not have the right access. Furthermore, the commercial real estate agents operate in a much smaller circle. For instance, many of the commercial real estate agents to do restaurant and retail leasing know each other.
Commercial real estate agents even attend national events and meet at conferences. They are on email blasts, Facebook groups and more. Many times there are properties that are not listed in a very easy way to find them, whereas the commercial real estate agents have the access. The residential agents do not have this network making it not only harder to know who to call, but to actually get in touch with them. The reason why is, most commercial real estate agents are operating in a more challenging environment, they typically are more professional and prefer not to deal with residential realtors unfortunately. This is not true for all residential real estate agents, however, with low barrier to entry and glitzy television shows there is a huge draw to the residential world that creates a very saturated and competitive environment. This is just not the case for commercial real estate agents. Not to say there is a failure rate in commercial, but there is a much higher level of professionalism and focus in the field.
