Retail. Storefront leasing along Las Olas Boulevard, Federal Highway, Sunrise Boulevard, A1A, and the emerging mixed-use corridors in Flagler Village and Fat Village. Fort Lauderdale Commercial Submarkets
Downtown / Las Olas Boulevard. The most prestigious address in Broward County. Class A office, premium retail, restaurants, and mixed-use towers. Tenants here are typically law firms, financial services, marine industry leadership, and businesses that need the downtown address. Rents are the highest in the county.
Flagler Village and Fat Village. Fort Lauderdale’s emerging arts and creative district just north of downtown. Converted warehouses, new mixed-use developments, and an active food/beverage scene. Strong demand from tech, creative, and media tenants.
17th Street Causeway. A mature commercial corridor connecting downtown to the cruise port. Office, retail, and hospitality serving the marine industry and downtown workforce.
Federal Highway (US-1). A long retail and mixed-use corridor running north–south through the city. Strip retail, freestanding pads, and small office. Varies significantly block by block.
Cypress Creek. The major office corridor along I-95 in north Fort Lauderdale. Large multi-tenant Class B buildings, abundant parking, lower rents than downtown. Popular with regional offices and corporate tenants.
Progresso Village and the Industrial Belt. Fort Lauderdale’s most active small-bay and mid-size industrial submarket. Contractors, distribution businesses, marine support, and light manufacturing dominate.
Sunrise Boulevard Corridor. A mix of older retail, automotive, and industrial properties running east–west through the middle of the city.
Beach District (A1A). Hospitality, restaurants, and high-end retail serving the resort and condo population along Fort Lauderdale Beach.
