Where Are Flagler Village and Fat Village?

Flagler Village is roughly bounded by Broward Boulevard to the south, NE 13th Street to the north, Andrews Avenue to the west, and the FEC railway corridor to the east. It sits immediately north of downtown Fort Lauderdale and is walkable to Las Olas Boulevard, the Brightline station, and the beach via the river district.

Flagler Village is one of the few walkable, transit-accessible neighborhoods in Broward County where young professionals can live, work, and commute without a car β€” which is driving significant residential development and, with it, the retail and food-and-beverage demand that makes commercial space in the area increasingly valuable.

Commercial Real Estate Opportunities in Flagler Village Today

Retail and Food and Beverage: Ground-floor retail in the new mixed-use residential towers going up throughout Flagler Village is increasingly competitive and desirable. Rents have risen significantly β€” expect $35–$55 per sq ft NNN for quality retail in established mixed-use buildings.

Creative Office and Flex: The original draw of Flagler Village was converted warehouse space β€” high ceilings, exposed brick, open floor plans, and rents far below comparable Class A office space downtown. While some of that inventory remains, much of it has been demolished or redeveloped. The remaining warehouse office opportunities are increasingly valuable for their character and affordability relative to the Las Olas corridor.

Development Sites: Land in Flagler Village and Fat Village is still being assembled and developed, though land prices have risen dramatically. Mixed-use zoning allows for residential above retail, which has driven significant mid-rise development. Smaller infill lots of 10,000–20,000 sq ft are being developed as boutique mixed-use buildings, and larger assemblages are attracting major developers for 200–500 unit residential towers with ground floor retail.

What’s Driving Values in These Neighborhoods

Several factors are continuing to drive commercial real estate values in Flagler Village and Fat Village. The Broward Sunrail and expanded transit connectivity will further increase the area’s appeal as a transit-oriented development hub. The continued influx of Miami residents priced out of Miami’s creative districts is bringing both residential demand and creative business demand to Fort Lauderdale. The city’s active arts programming and destination events (Art Walk, FAT Village Arts District events) continue to build the neighborhood’s identity and foot traffic.

For commercial tenants and investors, the lesson from Wynwood β€” which saw commercial rents go from $15/sq ft to $80+/sq ft over a decade β€” is that early positioning in an emerging neighborhood creates disproportionate value. Flagler Village and Fat Village are not as early-stage as Wynwood was in 2010, but relative to where they’re going, there is still meaningful upside for the right commercial real estate play today.
