About the Broward County Commercial Real Estate Market

Broward County contains several distinct commercial submarkets that each behave differently:

Fort Lauderdale is the largest commercial center in the county. The downtown CBD has office tenants ranging from financial services and law firms to maritime industry companies. The 17th Street corridor and Las Olas Boulevard are key retail and mixed-use submarkets. Beach-adjacent commercial property carries premium pricing.

Pompano Beach is one of the strongest industrial submarkets in South Florida. The submarket along Sample Road and Powerline Road is dense with warehouses, light manufacturing, and distribution facilities. Demand has been consistently strong for both leasing and sales.

Dania Beach is a smaller but growing commercial submarket. The Design Center for the Americas (DCOTA) is a major draw for design industry tenants. The submarket is also experiencing growth driven by proximity to Fort Lauderdale International Airport.

Hollywood has a mature commercial market spanning Hollywood Boulevard, Federal Highway, and the I-95 corridor. Office, retail, and industrial properties are all active here. Hollywood Beach commercial property has its own pricing dynamics due to tourism.

Deerfield Beach is an underrated industrial submarket β€” strong distribution and light manufacturing infrastructure, with access to I-95 and the FEC rail line.

Davie, Sunrise, Plantation, and Weston make up the western commercial corridor β€” strong office, retail, and industrial submarkets serving the growing residential population in west Broward.

Hallandale Beach, Lighthouse Point, Wilton Manors, Oakland Park, and Lauderdale-by-the-Sea and other smaller cities have their own concentrated commercial nodes worth knowing.

The county-wide market trends include strong industrial demand (warehouse vacancy rates remain tight across multiple submarkets), normalizing office demand after the post-2020 shift, retail recovery led by service tenants, and continued investor interest in multifamily. The Fort Lauderdale industrial real estate market in particular continues to be one of the most active submarkets in the county.
