Most people who need commercial space in Fort Lauderdale start the same way: a dozen browser tabs open to listing portals, a spreadsheet of properties that may or may not still be available, and no clear read on whether the rent they’re being quoted is fair. A good broker collapses all of that into a single conversation. I’m Adam Docktor, a commercial real estate broker with Native Realty in Fort Lauderdale, and I help South Florida businesses and investors lease, buy, and sell commercial property across Broward County — warehouse and industrial, office, retail, and investment sales.
This page is the short version of what I do, who I do it for, and why working with a local broker beats working a listing portal alone. If you already know what you’re looking for, the fastest path is the form below — tell me what you need and I’ll get right back to you.
What a Commercial Real Estate Broker Actually Does for You
A commercial broker is not a search engine with a license. The listings you find online are the tip of the market — the part that’s public, often stale, and priced the way the landlord wants it read. The work that changes your outcome happens off the screen: knowing which buildings are quietly available before they’re posted, knowing what comparable deals actually closed at (not the asking rate), and knowing where a landlord has room to move on rate, free rent, or build-out money.
On the tenant and buyer side, that representation typically costs you nothing — the landlord or seller pays the commission out of the deal, and having your own broker simply means someone is negotiating for your side of the table instead of theirs. On the landlord and seller side, I position and market space to reach the right tenants and buyers, and price it to move without leaving money behind.
How I Help
Warehouse & industrial. Broward County is one of the most active industrial markets in South Florida, and it’s where I do a lot of my work — small-bay flex, distribution space, and everything in between. Warehouse & industrial leasing →
Office space. From Las Olas Class A towers to creative and flex office, I help tenants find the right space and negotiate the terms that matter — TI allowance, free rent, renewal options. Office space for lease →
Retail space. Storefronts, restaurant and QSR space, and end-cap retail across Fort Lauderdale’s high-traffic corridors. Retail space for lease →
Tenant representation. If you’re a business looking for space, having your own broker costs you nothing and puts an experienced negotiator on your side. Tenant representation →
Investment sales. Buying or selling commercial property or development land? I handle the valuation, marketing, and negotiation. See recent closed sales →
Why Work With a Local Fort Lauderdale Broker
South Florida commercial real estate is hyper-local. Rates, demand, and the character of a submarket can change from one block to the next — Flagler Village trades differently than Cypress Creek, and Pompano industrial is its own animal. A broker who knows the ground gives you three things a portal can’t: access to space that never gets publicly listed, honest pricing context so you know a fair number when you see one, and a negotiator who has done these deals before and knows where the give is.
I live and work in this market, my listings are Native Realty exclusives and off-market relationships, and I’m reachable — you’re dealing with me, not a call center.
Markets I Cover
I work across Broward County, with deep focus on Fort Lauderdale, Pompano Beach, Dania Beach, Hollywood, Flagler Village, and the broader Broward County industrial and office corridors. If your search crosses county lines into Miami-Dade or Palm Beach, I can help there too or connect you with someone who covers it. You can also see my full range of services.

Frequently Asked Questions
Does it cost me anything to use a commercial real estate broker as a tenant or buyer?
In most cases, no. For leases and purchases, the commission is paid by the landlord or seller out of the transaction, so having your own broker to represent your interests typically costs you nothing out of pocket.
What types of commercial property do you handle in Fort Lauderdale?
Warehouse and industrial, office, and retail space for lease, plus investment sales and development land — for both tenants/buyers and landlords/sellers across Broward County.
Do you only work in Fort Lauderdale?
Fort Lauderdale and Broward County are my core market, including Pompano Beach, Dania Beach, Hollywood, and Flagler Village. I can also assist with deals in the broader South Florida region.
